Water softener repair
On 23- to 35-grain water, you notice right away when a softener stops working.
If spotting and scale are back, salt isn't going down, or the unit is leaking or running water to the drain, the softener likely needs repair. On Midland's very hard water, even a few days without softening leaves a mark.
Common problems here
- Undersized for the water. A unit too small for 23 to 35 grains runs out of capacity between regenerations, so hard water slips through.
- Salt bridge. A crust forms in the brine tank and the unit regenerates without brine.
- Clogged injector or screen. Sediment or salt residue blocks brine draw.
- Heat and sun. Garage installs see extreme summer heat; plastic parts, O-rings and electronics can suffer, and freezes can crack lines.
- Worn seals or piston in the control valve.
- Worn resin after years of very hard water or chlorine exposure.
Checks before calling
- Confirm the bypass is in service mode.
- Check power and the time on the control.
- Look for a salt bridge or standing water in the brine tank.
- Find the brand, model and age on the valve label.
Repair or replace?
A sound tank with an available valve can often be rebuilt. If the unit was undersized from the start, replacing it with one sized for Midland water usually solves the recurring problem. More on replacement.
What affects the cost
The failed part, brand and parts availability, resin replacement and travel to rural addresses. The company quotes after diagnosing the unit.

Common questions
Why does my softener run out of soft water?
On very hard Midland water, a unit that is too small or set wrong can exhaust its capacity before it regenerates. A test and a capacity check usually explain it.
Can summer heat damage a softener?
Extreme garage heat can wear plastic parts and electronics faster. Ask the company about shading, ventilation or relocating the unit.
